Boulder Creek Neighborhoods Expands to NOCO with New Homes at Sonders Fort Collins

Highly Regarded Active Aging Community Welcomes Award-Winning Builder

Award-winning lifestyle homebuilder Boulder Creek Neighborhoods will build its first homes in Northern Colorado at Sonders Fort Collins later this year. The Louisville-based builder, known for its lower-maintenance homes, will break ground on its award-winning easyHouse series at Sonders this summer, which is the nation’s first Pre-Certified Lifelong Community and a premier location for active agers in Northern Colorado.

“Sonders is a natural fit for us,” said David Sinkey, President of Boulder Creek Neighborhoods. “For almost twenty years, our focus has been the lower-maintenance homebuyer – those who are looking for just the right house for their next phase of life, and we’re so excited to be bringing that to Fort Collins.”

Boulder Creek closed on 73 lots on May 22, with plans to eventually bring a total of 100+ homes to the community with pricing starting in the $600s and $700s.  Along with the first closings, two model homes are scheduled for year-end 2025.

Sonders Pre-Certification as a Lifelong Community by the Institute for the Built Environment at Colorado State University ensures homes offer intuitive, main-floor living options, thoughtful amenities that cultivate frequent active engagement and social and environmental connections are intentionally nurtured.

“We are thrilled to welcome Boulder Creek Neighborhoods to this community and believe their homes are the perfect addition to this unique community,” said Bill Swalling, founder of Actual Communities, which is the developer of Sonders. “These community-wide priorities infuse daily life with joy and purpose while bringing people together and help aging residents avoid assisted or independent living facilities for as long as possible.”

At Sonders, Boulder Creek is offering two unique series of single-family homes specifically designed for the empty-nest buyer. The first series features patio homes with an option for garden-level walkouts. The second series, the Courtyard collection, features newly designed alley-loaded floor plans atop a crawlspace or optional lower level. Boulder Creek homes at Sonders will offer a range of ranch floor plans, sized from 1800 square feet in the Courtyard collection up to homes that are up to 2800 in the Patio Homes collection. All homes at Sonders focus on main floor living, meaning all main areas of the home – kitchen, primary suite, and laundry are all on the main floor and conveniently located just steps away

The Boulder Creek easyHouse series is known for its intuitive features that focus on the aging-in-place buyer. “We include features like raised outlets, easy-to-grasp handles, and wider doors and walkways throughout our homes,” said Sinkey. “These small touches often go unnoticed at first,” he continued, “but homeowners absolutely appreciate the ease of living they create in the home.”

Boulder Creek Neighborhoods will be hosting informational events about their new homes at Sonders in the coming months. Final floor plans and pricing are expected to be released in the coming months.
